How to Verify a Land Title in the Philippines?

When planning to buy a property, how confident can one be that the title of the property is clean and free from problems? What if the exact land area is not actually indicated in the land title? And what if the location of the property is not the one indicated in the title? That could be real problems for your real estate investment. 1.)  Verification of Land Area

It's very important to check if the area indicated in the title is actually the actual area of the property. By a land survey, we would be able to know if the actual property area matches the area indicated in the title. For example, based on the title, it says that it's 300 square meter but you found out that the lot is not actually 300 square meter but only 290 square meter. So, you lose the 10 square meter. You were not able to maximize your investment.

2.)  Verification of Location of the Land

Second is location. You have to check if the location indicated in the title is really the actual location of the property. For example, in the title, it's indicated that the property is located in Pasig but in reality, that property is located in Marikina or in Makati. So without verification again, you wouldn't know.

3.)  Verification of Ownership of the Land

And third is land ownership history. It's very important to check the previous documents. The name of the previous owner should match to the other documents like Tax Declaration and Survey Plans.

Though seemingly simple, checking the authenticity of one's title requires time and the aid of experts. Before buying a property, you should remember those three things in order to avoid problems in the future.

ask lang po ako ,yong lot title namin nasa sister ng friend ko kasi umutang ako ng pera sa kanya .tapos wala sa usapan pero pina pa annotate niya sa register of deeds for security reasons daw.hindi ko alam na nagpagawa siya ng mortgage agreement at pinapa notaryohan sa isang patay na notary public para kuwari notarized ang paper na yon.at gusto pa niya e forclosed ang property namin house and lot,ano kaya dapat kong gawin?

tanong ko lng natapos ko na lakarin ung bayarin sa BIR, tapos naiprocess ko na sa RD kaya lang 3 months na hindi pa nila inirerelease. ung tanong ilang buwan ba ang processo pag nag transfer ng title?

magandang araw po, inquire ko lang po sana yung dating bahay ng mga magulang ko under ng SSS housing, ang address po nya ay WEST SPRINGVILLE 3 BLOCK 26 LOT 6B, BACOOR CAVITE. itanong ko lang po sana kung pwede ko pa siyang ipagpatuloy at kunin ang bahay?

good day.. may tanong po ako. according sa mother ko may property kami sa cebu. pero hindi pa namin nakikita at wala kaming tittle dahil sa wala na ang aking lolo at lola at wala na rin ang mga documents. maaari ko bang malaman if puede pa namin makuha ito if pupuntahan namin at kung malalaman ba namin ang exact na lugar nito.ang sabi ng mga tiyuhin ko at nanay ay sa may municipyo ng hagnaya ito matatagpuan..nakapunta na din po kc ang aking tiyuhin doon pero patay na sya ngayon.salamat po

How can I check if my property is still mine. I bought the property some ten years ago and I still have the title but have not checked the condition or if the property still exist. I also haven't paid any tax after I acquired the property. Is there any way I can check the legality of the property? How can I sell the property?

I have in my position the 80 square meters under the name of the republic of the philippines which is part of the provincial hiway. My question is do I need to give this to the register of deeds office of the province?
